This was the start of a mini Italian tour for my 17 year old son and I. The hotel is in an ideal location, and it does what it says on the ticket. The reception is only open until 9pm and if you read your emails you know this, so there is no excuse not to realise that reception is not open all the time, and lets be honest, you have booked a very reasonable priced/lower priced hotel in Venice. Saying that - the staff are super friendly, the room is basic, but clean and secure. The bathroom is clean and we stayed for two nights and they did a room clean after the first night - not expected. Everything worked. The breakfast was simple but again it was ideal. If you want bells and whistles, go elsewhere, if you want more than what you have paid - this is great. I would recommend to friends and family.

This hotel is in a great location. 10 minutes from the bus station. 15 minutes from Rialto Bridge and 20 minutes from St Mark's Square and you will enjoy the stroll to each location. Plenty of restaurants, shops and things to see and do and considering how old the building is, it is kept in great condition and it really adds to the charm of being in the middle of this beautiful city. The staff were really friendly and the breakfast staff done a great job in keeping everything supplied constantly and they were very efficient in general. There was plenty to choose from and considering the location and how expensive some places can be in Venice, having breakfast included in your stay was certainly great value for money. We stayed for 3 nights and our rooms were cleaned daily and everything was kept really clean throughout the hotel. The wifi worked fine too. The room was surprisingly spacious enough for the 4 of us. The city tax must be paid when checking out and it is only a small fee that is required.

Arrived at the hotel at midnight as flight was delayed, despite checking on Facebook and the internet it stated the hotel was 24 hours. Arrived at the hotel in darkness with a PIN number to enter to get in and a telephone number on the door. After phoning the number the rude owner told me just to take room 22 key from behind reception - all whilst tutting as he was clearly in bed. The following morning went to breakfast - no one asked me anything! It wasn’t until I asked for the PIN code in the evening he wondered why I didn’t have it . Owners fairly rude, but were pleasant enough with the Italians (so maybe just English not their favourite guests) . Room very basic and small - bathroom even smaller ! Location ideal as you’re in the centre for everything, with plenty of coffee shops, bars and shops close by. Think you need to advise guests before hand what they need to do to check in when no one is available - as when you arrive at midnight with flight delays the last thing you need is to be panicking when no one available and you want to go straight to sleep !
